Property Preparation for Letting and Letting Services – Achieving Higher Rental Income

Upon a change of plans from selling to letting, my client’s property remained vacant for over a year. To prepare it for letting, I addressed a damp issue on the lower ground floor by externally tanking the walls. Further, we refurbished the bathroom, incorporating new tiling.
A comprehensive makeover ensued, involving decoration throughout, TLC and obtaining a new EICR and Gas certificates and deep clean of the property.

Throughout the letting process, my responsibilities included letting valuation, property listing, marketing, conducting viewings, tenant screening, negotiation and finalizing the tenancy agreement.
